Guide to living in Vineyard, NSW
If the very name Vineyard conjures up images of beautiful landscapes, holiday-style relaxation and good times, maybe you’d like to live in Vineyard, NSW!
Vineyard is a roughly t-shaped suburb in north-east Sydney. This newly developed suburb is close to Box Hill and ideally located for both road and public transport into central Sydney. It’s also near national parks and leisure facilities.
Let’s find out more about the Vineyard NSW suburb, including its property market and the lifestyle it can offer those looking for a high quality newly-built home.
Where is Vineyard?
Vineyard is located in north-west Sydney. It’s located on both sides of the Old Windsor Road (A2), opening up various options for commuting, and is a few minutes drive from the growing urban centre of Box Hill. Central Sydney is 50 kilometres away, accessible by the nearby M7 motorway.
For public transport users, Vineyard Station is less than three kilometres away (just a 4 minute drive away) and Rouse Hill Metro Station is just under 10 kilometres from Vineyard, both providing access to trains and buses.
Despite Vineyard being a small suburb (at just under 14 square kilometres), it’s divided between two local councils. Part of Vineyard is in the City of Blacktown Local Government Area (LGA) and part of it is in the City of Hawkesbury.
Vineyard’s postcode is 2765 and, if you’re searching for information about this great suburb, go ahead and make your search: Vineyard NSW, as otherwise you might find yourself getting info about actual wineries or even Martha’s Vineyard in the USA!
Vineyard is close to the Marramarra National Park and has good access to the beauty of the Blue Mountains region.
A brief history of Vineyard
You probably won’t be surprised to discover that Vineyard was named after the fact that this area used to be part of a winegrowing area.
The Windsor Winery District still has vineyards in operation, including the historic Tizzana Winery, situated on the banks of the Hawkesbury River around a 30 minute drive from the suburb of Vineyard.
Until recently, Vineyard has been an area of homes spread out on acreage style properties. That started to change in the early 2000s after Vineyard was included in a rezoning project as part of the North West Growth area development, aiming to create high quality housing for Sydney’s growing population.
Who has their home in Vineyard?
Vineyard’s demographics are currently undergoing change, prompted by the transition from an area dominated by acreage properties to a vibrant suburb.
It’s also an area that’s difficult to be specific about as population data sometimes looks at Vineyard on its own and, at other times, combines it with the neighbouring areas of Oakville and Mulgrave.
What is in no doubt though is that the population of Vineyard will be gradually increasing from its 2021 level of 1,143 people and 535 homes. This fits with the building of new houses to welcome more families to the area, in line with its key role in the NSW Government’s North West Growth strategy.

There are two public high schools which are zoned for different parts of Vineyard. Riverstone High School is slightly south of Vineyard and Windsor Public School is to the north-west. There’s also Wyndham College, which is a year 11 and 12 school only.

Public transport is also accessible from Vineyard. You have the choice of Vineyard Station, on the T1 and T5 lines, less than three kilometres away. You also have both Tallawong and Rouse Hill Metro Station just under 10 kilometres away, for superfast commuting to Chatswood and, all the way through central Sydney to Sydenham.
