Split level house plans are designed for sloping blocks, using short internal staircases to connect different living zones.

Split level home designs

This design approach suits blocks with natural contours, requiring less excavation than traditional single or double storey builds on sloped land. Split level homes maximise natural light and airflow while creating distinct zones for living, kitchen and bedroom areas.

The design varies according to slope direction - side splits often position living space above a garage on sideways slopes, while back splits appear single storey from the front but two storeys at the rear where land falls away.

Rawson Homes has been building quality homes across NSW and ACT for over 45 years, offering comprehensive site assessments that identify construction challenges from the start. Our split level range gives you flexibility to choose a design suited to both your block and lifestyle, with customer support throughout your build journey and independent quality checks on all new homes.

FAQs

What is a split level house?

A split level home is one where there are some short internal stairs linking different zones, however there is no complete floor level sitting on top of another. Split level homes are ideal for sloped land as they require less excavation and allow for ideal indoor-outdoor flow.

Is it cheaper to build a split level home?

Excavating a sloping block and building retaining walls in order to build a single or double storey home is very expensive. So, if you’re looking to build on a sloping block of land, a split level home will be the most affordable option.

What are the different styles of split-level homes?

Split level homes vary according to the direction of slope on the block they’ll be built on. In a ‘side split’ home, it’s common to have living space situated above a garage that’s been built on the lower side of a sideways sloping block. A ‘back split’ home is one where the land slopes away at the back, resulting in a single storey at the front but two storeys on the back.

Is it easy to renovate a split level home?

Split levels are created in response to the slope of the land, meaning there’s less scope for radically altering the floor plan in a major renovation. However, when thinking about minor renovations, split level homes are no different to renovate than single or double storey homes.
