Where is Caddens located?
Caddens Hill Quarter is located in Western Sydney, ideally positioned just north of the M4 Western motorway (which takes you into Sydney all the way to the Western Distributor in Rozelle) and just south of the A44, or Great Western Highway (which can either take you into the CBD or west into the Blue Mountains).
Caddens is just under 50 kilometres from central Sydney and, in the other direction, is 3-6 kilometres from South Penrith and Penrith. Of note, Caddens is only 16 kilometres from the new Western Sydney Airport, due to open in 2026, as well as the planned Aerotropolis.
As part of the Penrith Local Government Area (LGA), Caddens has the postcode 2747. Next door suburbs include Kingswood, Orchard Hills and Claremont Meadows.
A brief history of Caddens
According to the Penrith City local history site, run by the Penrith Library, Caddens exists on land that, after colonisation, was granted in 1810 to Mary O’Connell, the daughter of Governor Bligh.
The name ‘Caddens’ was in honour of Thomas John Fuller Cadden, who was a bank manager and local philanthropist. O’Connell Street (the north-south street running through Caddens) was named after Mary and her second husband.
Caddens was designated as a suburb in 2012. Prior to this date, it was part of the neighbouring suburb of Kingswood. Some streets in Caddens are named after fruits that were grown in orchards that once dominated the area.
Who has their home in Caddens?
Caddens has seen an increasing number of people calling this new suburb home over the past 10 years since it was declared a separate suburb and started to be subdivided for residential blocks.
According to the Australian Bureau of Statistics’ most recent census (2021), there were nearly 3,500 people living in Caddens. The number of homes sat at 1,079 in 2021. This is more than double the number of both Caddens residents and houses present in 2016.
And, of course, with new developments in Caddens Hill Quarter, these numbers will rise again before Australia’s next census.
The population of Caddens is vibrantly diverse, with many people in the parenting and homebuilding phases of their lives. According to Profile ID, over one-third of Caddens residents were born overseas and nearly one half speak a language other than (or as well as) English at home.
Nearly one quarter of residents are parents of young families and there is a greater percentage of people aged between 30 - 45 than on average across NSW.
What's the property market like in Caddens?
The Caddens property market is a boutique one! With only so many lots of land available, Caddens will continue to be home to only a select number of people.
The Caddens area comprises 3, 4 and 5-bedroom homes, with no units available. This is an ideal location for families. The median price for a house in Caddens is $1,180,000, according to realestate.com.au. In good news, Rawson has a number of premium packages available for less than this price!

Schools (and universities!) in and near Caddens
Access to education is a strong point for those considering Caddens. Let’s start with tertiary education, as it’s not often young adults can walk to university or TAFE!
The Kingswood Campus of the University of Western Sydney is literally on Cadden’s doorstep. Also known as the Penrith campus, this spacious tertiary facility has undergraduate and master’s level degrees in everything from arts, game design and music to computer science, engineering and teaching. The modern buildings include an observatory, solar car workshop, sporting facilities, a gym as well as library and food facilities.
Right next door to the university is the Kingswood campus of TAFE NSW, offering courses in technology, construction, art and design, hotel services and visual merchandising.
Heading down the age ranges, Caddens offers easy access to Kingswood High School as well as St Dominic’s College and Montgrove/Wollemi College.
At primary level, Caddens Hill Quarter is equally close to Kingswood Public School and Claremont Meadows Public School, with St Joseph’s an option for those seeking Catholic-based education.
Why are there no schools with ‘Caddens’ in their name? For two reasons: Caddens only became a suburb in 2012, and Caddens is a very small area right next door to suburbs with existing schools.
Transport for Caddens
Caddens is well positioned for transport and will see further improvements over time.
In terms of car travel, the M4 Western Motorway will be your biggest friend! You can head towards central Sydney, which is just under 50 kilometres away. Or, in the other direction, you can travel to Penrith and onto the Blue Mountains.
Not too far in the future, there will be a new airport in western Sydney only 16 kilometres away, meaning you’ll be well-positioned to take advantage of the opportunities of the planned Aerotropolis.
In terms of public transport, Caddens is equidistant to Kingswood and Werrington Train Stations, which are both on the Main Western Line. For closer to home trips, there is also a network of buses.
And, in the not-too-distant future, you’ll also have the option of the Sydney Metro, which will have a station at Orchard Hills, just a few kilometres from home.
Eating and shopping in and near Caddens
Your go-to truly local shopping centre will be Caddens Corner, with options for all your essentials as well as fabulous options for dining and services like beauty and health (including a medical centre, pharmacy, optometrist and physiotherapy).
The largest store at Caddens Corner is Woolworths and there are also smaller grocery and butcher options. Table Lane is your go-to for eating, with options including Thai, sushi and Indian cuisines. Yum!
When you’re keen to get a broader range of shops, you can head to Westfield at Penrith, just a 4.5 kilometre drive away.
Leisure near Caddens
Local green spaces include the small but impressive Hilltop Park, which boasts a fun range of play equipment, and Caddens Oval is a perfect spot to kick a ball or join in with more organised sports.
If watching sport is a preferred form of leisure, the Panthers Penrith Rugby Leagues Club and Penrith Stadium are not far away.
