Guide to living in Leppington, NSW

Leppington is a rapidly growing suburb in the south-west of Sydney. It’s growing for good reasons! With great access to road and train transport and a community-based lifestyle, Leppington is an ideal suburb to consider for your new home.

Let’s find out more about Leppington, including its history and current lifestyle and property market. We hope this suburb profile of Leppington will help you consider whether it might be ideal as the location of your new home.

Where is Leppington?

Leppington is located in south-west Sydney, sitting between the Hume Highway (M31) and the Northern Road (A9). The roughly triangular suburb, which uses the postcode 2179, is mainly in the Camden Council Local Government Area (LGA), though the northwest part is within the City of Liverpool zone.

Leppington has many strong points, including its access to transport. Leppington has good access via road to central Sydney as well as to Wollongong and the South Coast. Public transport travel is a breeze thanks to the Leppington Train Station.

Leppington is also ideally located for residents to take advantage of work and travel opportunities after the opening of the Western Sydney Airport (and the future surrounding Aerotropolis), which is around a 25 minute drive away.

A brief history of Leppington

The earliest house built in the area was constructed around 1810 and the suburb is named after an 1800s property called Leppington Park.

The first school was built in 1923, followed by the first post-office the following year.

Fun fact: Leppington could well have been named Raby as this was the name of the first land granted to a settler and the school was named Raby Public School until it was changed to Leppington Public School in 1955.

Leppington was identified in 2004 as an important part of the NSW Government’s South West Growth Area corridor and the train station opened in 2015. New development in Leppington is all part of the planning for providing quality housing for Australia’s growing population.

Who has their home in Leppington?

As a major part of NSW’s South West Growth Area, Leppington has changed over the past 15 years from a peri-urban area with large blocks to a vibrant suburb, meaning a rise in the demographic of young families.

This growth has seen the population rise from nearly 2,500 residents back in 2011 to nearly 4 times that number as at the census in 2021.

The number of homes has similarly risen from just 850 in 2011 to over 3,000 in 2021, with more being built even while you read this Leppington suburb profile! These new residents will enjoy the infrastructure that’s been built (with more coming soon) to support their new lives, including the Leppington Train Station, the Leppington Village Shopping Centre and the future Leppington Town Centre.

What's the property market like in Leppington?

The property market in Leppington is made up mainly of 3, 4 and 5-bedroom homes. There is no market for units in Leppington (though there are some nearby in places like Edmondson Park). Blocks of land are also available for sale in Leppington.

The median price for a house in Leppington is $1,140,000 (according to realestate.com.au), with prices remaining relatively affordable in comparison to some other locations.

Of course, a major element of the Leppington property market is new developments. So, understanding the property market in Leppington is about getting to know the different developments happening and ensuring you are speaking with reliable builders with a strong history in new development builds.

Excitingly for families with young children, there are also plans for a public preschool co-located with the public school.

Announcements about a public high school were made recently, though timelines are not yet certain. Once built, Leppington High School will be located right next door to the primary school, making drop-offs super easy!

Then, there’s Leppington Anglican College, which covers pre-Kindergarten to Year 12. And, for those seeking Islamic-based education, Unity Grammar school is just across the way in nearby Austral.

Whether for travel or work reasons, this 20-ish kilometre trip will be smooth given you’ll be travelling against the traffic through sparsely populated areas.

Leppington is well situated for trips to Canberra and the South Coast, with Wollongong just over an hour’s drive away.

And there are grand plans for development of the Leppington Town Centre, focussed on the train station area. This precinct won’t be just about shopping and dining, with town squares, sports fields and apartment blocks also on the agenda.

If you feel the need to head out of Leppington, options nearby include Ed.Square (in Edmondson Park) and Liverpool.
